For use in both new build projects and for replacement applications, the Plain Soffit Boards stocked are an ideal solution to provide a maintenance free gap closer between the outer wall and the back of the bargeboard and/or fascia systems.

Where suitable ventilation to the roof space is already provided for these multi-purpose boards provide an attractive, cost effective alternative to standard timber or MDF products; where additional venting is required these boards can be used in conjunction with our range of circular disc vents.

UPVC Soffit Board Styles

PVC Cladding stock a variety of different styles of UPVC Soffit depending upon the desired finish and application.

In a refurbishment project involving the replacement of old timber, plywood or masterboard type soffits, our Plain Soffit Boards are the ideal solution. These multi purpose Soffit Boards are 10mm thick and come in a range of widths from 100mm (4") to 605mm (23.8").

If the board which is being replaced has ventilation strips cut into it then our Vented Soffit Boards would be the ideal solution to ensure ventilation to the roof space. These Vented Soffit Boards are 10mm thick and come in a range of widths from 100mm (4") to 404mm (16"). 

In the case of a new build project, whether this be a new section of roof or a complete build our range of Vented Soffit will provide the ventilation to the roof space required by Building Regulations, and depending upon how the architect has decided to vent the roof space will often provide the simplest and most easy to install solution.  

In circumstances where the dimension of the soffit is particularly wide for example in a porch area, or where a "tongue and groove style" effect is desired our range of Hollow Soffit is the ideal solution. As well as producing an attractive "cladding style" effect the Hollow Soffit stocked by PVC Cladding is easy to install as it is light in weight terms.

Is PVC Soffit Safe?

Our FloPlast soffit boards carry a Class 2Y surface spread of flame rating in accordance to BS 476-7: 1997, while our hollow soffit boards have achieved a Class 1Y rating. This means that although the spread-of-flame across the surface of PVC is limited, the material does tend to char and may fall away when exposed to fire. Freefoam’s smooth finish cover boards conform to both Class 1 resistance to fire propagation and Class 1Y resistance to spread of flames specification requirements.

However, it is unlikely that the roof trim system will significantly affect the overall fire performance on any roof on which it is installed. Where it is normal practice to carry the eaves box over, between dwellings, it is important that the box is firestopped at compartment walls with a proprietary fire stop material.

UPVC Soffit Installation Guidance

UPVC plain and vented Soffit Boards should be fixed using two 40mm Polytop pins at intervals of no more than 600mm for White Boards and 400mm for Woodgrain Boards. In the case of Hollow Soffit Boards these should be fixed with stainless steel cladding pins which are hidden by the "tongue and groove style" effect.
